This single family townhouse was in decent shape, but finishes masked water leaks, decay, bad wiring, and compromised floor joists. 

 

The owners opted to dig down the basement a foot and create a play space with connection to the backyard, entirely clear out the first floor to operate as one continuous living space, and bring all of the building’s services and envelope up to date.

 

The built-in millwork alleviates storage shortage problems, while keeping the living space wide and open. (photographs by Ty Cole)
